The Mortgage Process: A Step-by-Step Guide​

  • We’ll help you gather all the necessary documents, such as proof of income, bank statements, and identification. You can then upload these to our easy to use and secure portal.
  • Based on your initial consultation, we’ll help you secure an Agreement in Principle (AIP) from a lender.
  • This shows how much you can potentially borrow, giving you a realistic budget for your property search.
  • With your AIP in hand, you can confidently start searching for your ideal property.
  • We can help you understand the local market and connect you with reputable estate agents.
  • Once you’ve found your dream home and had an offer accepted, we’ll have another meeting with you to go through all the details about your mortgage, and what the next steps are.
  • We’ll review if we need any further documentation from you.
  • We’ll then put through your application to the lender, highlighting your strengths and addressing any potential concerns.
  • The lender will assess your application and instruct a valuation of the property.
  • We’ll liaise with the lender and valuer to ensure a smooth process.
  • If your application is approved, you’ll receive a formal mortgage offer.
  • We’ll carefully review the offer with you, explaining all the terms and conditions.
  • Once you’re happy with the offer, your solicitor will send you a mortgage deed to sign and return.
  • You’ll exchange contracts with the seller, making the purchase legally binding.
  • Finally, you’ll complete the purchase, receive the keys to your new home, and celebrate!
